What the board tracks. Every active distress case we can find on the public record across Miami-Dade, Broward and Palm Beach, from the first court filing through the auction to the final result: new lis pendens filings, scheduled foreclosure and tax-deed sales, cancellations and postponements, held sales awaiting results, completed results, lender take-backs, and computed surpluses.
Where every number comes from
Every figure is drawn from the public record and carries its case or instrument number: the county Clerks of Court, the county Property Appraisers, the county foreclosure and tax-deed auction records, and recorded Certificates of Title. A buyer is named only once the Certificate of Title records, which can lag a sale by weeks. Nothing is estimated.
Freshness, disclosed per county
Counties release records on their own schedules. The board states what each county has published through ("Broward through Sep 28") rather than pretending to be faster than the public record.
The receipts rule
Every figure carries its case or instrument number and links back to the county document it came from. Where a fact is not yet on the record, the board says "not yet on record" rather than estimating. The spread is the county-assessed value measured against the judgment or claim; we show the inputs, not just the result. A property went back to the lender only when a certificate of title or recorded credit bid says so.
Addresses
Each situs address carries its street, city, state and ZIP from the county property appraiser. Palm Beach County's appraiser record publishes the street and municipality but not the ZIP on the parcel page, so Palm Beach addresses show street and city without a ZIP until the county exposes it. We never guess one.
What we leave out
Individual homeowner and HOA foreclosures are filtered out: the board covers commercial and entity distress, the developer signal. Allegations in a filing are the filing party's, not findings of fact. This is information, not investment advice.
Corrections
