The buyer of 1301 Shakespeare Avenue in Highbridge, the Bronx, filed for a new 14-unit residential building 78 days after the deed. The Department of Buildings logged filing X01461758-I1 on Sept. 23, and it is now in plan examiner review.

Why it matters

For a developer or broker working the Bronx, the interval is the useful part: a 4-story building with a penthouse was in front of the city less than three months after the transfer. The filing lists Continental Construction as the owner’s business name. The deed names 1301 Shakespeare LLC as the buyer, and the record does not say who stands behind that LLC or how it relates to Continental Construction. Pre-acquisition design work is the likelier read for a timeline this short, but the record does not show it.

The numbers

Deed 2026071000258001 is dated July 7, was recorded July 10, and shows a $735,000 price for block 2519, lot 18. The sellers were two individuals who gave the property address as their own. The buyer’s listed address is 2116 Williamsbridge Road in the Bronx.

The filing is a New Building application for a 4-story plus penthouse residential building with 14 dwelling units and 7,530.83 sq ft of total construction floor area. The architect of record is Node Arch, Engin, Consult, PC. At $735,000, the land cost works out to $52,500 per proposed unit, or about $98 per sq ft of proposed construction floor area. That second figure is a filing number, not saleable or rentable space. Counted from the recording date rather than the deed date, the gap is 75 days.

What’s next

The filing sits in plan examiner review, which means the plans are not approved. Watch for an approval, a permit issuance and any construction financing recorded against the lot. Related coverage: 65 West 181st Street, another Bronx filing that followed a deed. More in New York.
