Kadima Vehicle Sells Staten Island Industrial Assemblage for $167M

A Kadima Industrial Partners entity sold four Staten Island lots on South Avenue and Industry Road for $167,125,000, about $86.8M above its 2021 cost.

A Kadima Industrial Partners entity has sold a four-lot Staten Island industrial assemblage for $167,125,000, roughly double what it paid in 2021, according to the city’s transfer tax record.

Why it matters

Staten Island industrial land has repriced faster than most developers modeled. The seller, 1900 South Owner LLC, lists Kadima at 360 Lexington Avenue as its care-of party. A builder or broker pricing last-mile space on the island now has a $167.1M comp, backed by a filed return, not a broker’s ask. The New York coverage tracks the city’s large trades, including the Nostrand Houses mortgages.

The numbers

The return, recorded September 18, 2026 and dated July 30, covers 1800 South Avenue, 1780 South Avenue, 1900 South Avenue and 360 Industry Road (block 1801, lots 160, 45, 35 and 75). The city codes three lots as commercial and one, 1900 South Avenue, as industrial.

The seller assembled the site in 2021. Two priced returns show Vanbro Corporation and South Avenue Owner LLC selling to it: $66,096,000 on a return dated December 30, 2020, and $14,250,000 on one dated June 15, 2021. Together that is $80,346,000, so the seller sold for about $86.8M more than it paid, or 2.08 times, after roughly 5.6 years. Several other returns on the same lots show $0 and were not counted.

We did not compute a price per square foot. The transfer return does not state building or land area, and we have not matched it to city lot data.

What’s next

The buyer, 1900 South SI LLC, lists 4 Star Point in Stamford, Connecticut. The record does not name the people behind it, and we have not found a mortgage recorded against the lots yet. A financing filing would show who is lending on the purchase.
