Brooklyn buyer pays $5M, files 44 units at 2074 McDonald 81 days on

Crystal Residences LLC paid $5M for 2074 McDonald Avenue on July 1. On Sept. 20 a 7-story, 44-unit new-building filing followed, 81 days after the deed.

Crystal Residences LLC paid $5 million for 2074 McDonald Avenue in Brooklyn on July 1, and a new-building application for 44 apartments in seven stories reached the Department of Buildings 81 days later, on Sept. 20. The seller was Jackson 2064 McDonald LLC, per the deed.

Why it matters

The gap between closing and filing is short, which suggests the buyer arrived with a plan rather than a site to hold. The DOB filing lists Emerald Developers as the owner and Kao Hwa Lee Architects PC as the applicant. The architect is the applicant only, and the individuals behind the buyer LLC are not named in either record.

At $5 million for 44 proposed units, land cost works out to about $113,600 per unit. That is a land-basis figure on a proposal, not a construction budget: the filing lists initial cost as $0.
