23Springs tower owner records $105M Bank OZK deed of trust
23 Springs LP recorded a $105M Bank OZK deed of trust on the Cedar Maple lot in Uptown Dallas, the site of Granite Properties' 23Springs tower.
23 Springs LP recorded a deed of trust in favor of Bank OZK on Sept. 28, 2026, securing up to $105 million against a Cedar Maple Second lot in Uptown Dallas, the site of the 23Springs office tower that Granite Properties developed with Highwoods Properties. For lenders and office owners, it is a fresh data point on what a bank will lend against a recently opened Uptown tower.
Why it matters
The recorded legal description (Cedar Maple Second, Lot 1D, Block 2) and the borrower name match the 23Springs site at 2323 Cedar Springs Road, and Bank OZK is the lender Granite named as the project’s construction lender and lead tenant. The editorial desk has not found a source saying whether the new instrument is a refinance, a permanent loan or new money, so it does not characterize it. A deed of trust is a loan security instrument, not a sale and not a statement of the building’s value.

- Building, per Granite’s Aug. 12, 2025 opening release: a 26-story tower of 625,215 sq ft, within a 641,563 sq ft project that includes two restaurant buildings, 63 percent leased at opening.
- Loan ceiling spread over tower area: about $168 per sq ft of tower space (a loan amount divided by building sq ft, not a valuation).
- Named tenants in the release: Bank OZK (five floors), Sidley Austin LLP and Savills.
What’s next
Watch for a release of lien on any prior construction loan and for lease-up news at the tower, which would indicate whether this financing replaces earlier debt. More deed-of-trust activity is tracked on the Dallas market page.
