Naftali files 800 Fifth Ave job 406 days after its $810M deed

Naftali Group filed a 30-story, 208-unit job at 800 Fifth Avenue on Sept. 24, 406 days after an $810M deed, about $3.9M per existing unit.

Naftali Group filed a new-building job for 800 Fifth Avenue with the Department of Buildings on Sept. 24, 406 days after the $810 million deed for the Upper East Side tower was dated.

The deed moved the full property (100 percent transferred) from 800 Fifth Avenue Associates LLC to 800 Fifth Ave Property Owner LLC. The DOB NOW filing, M01457046-I1, lists Naftali Group as the owner and is typed “ALT-CO, New Building with Existing Elements to Remain.” It shows 33 existing stories and 30 proposed, with 208 dwelling units before and after.

Why it matters

The filing is the first city permit paperwork to follow the purchase, and its type matters. A new-building job that keeps existing elements is a different path from a plain alteration, so the design team is treating the structure as something to build on, not just renovate. The filing carries a $1,000 placeholder cost, so it says nothing yet about construction spend.

For a developer pricing a trophy Fifth Avenue site, the deed is the comparable. $810 million across 208 existing units is about $3.9 million per unit, and about $2,936 per sq ft of the 275,856 sq ft of construction floor area on the filing (a filing figure, not a measured saleable area).
