The buyer paid $400,000 for a Melrose lot and filed plans for a 12-unit, 4-story building before the summer ended.
802 Westchester LLC bought 802 Westchester Avenue in the Bronx for $400,000 and filed for a new 4-story, 12-unit building 78 days later. For anyone pricing small Bronx infill, the filing sets a land basis of about $33,333 per planned unit.
Why it matters
The deed is dated June 23, 2026 and was recorded July 10. The Department of Buildings filing, X01455360-I1, is dated September 9. That is a fast move from closing to plans, and it fits the pattern in our earlier Brooklyn read, 800 Barbey Street, where land cost worked out to $72,500 per unit. The Bronx lot is less than half of that.
For a developer or builder, per-unit land cost is the number that decides whether a small new building pencils. Here it is low enough that the construction budget, not the dirt, carries the risk.
The numbers
The seller was 802 OJBH Westchester LLC and the buyer was 802 Westchester LLC, which lists a Brooklyn address in the deed. ACRIS records the lot as Bronx block 2676, lot 43, in Melrose.
The filing is a new building job, a Standard Plan Examination, proposing 4 stories, 12 dwelling units and 10,034 sq ft of floor area, or roughly 836 sq ft per unit. The applicant of record is C2B Architects PC. The filing lists a different owner entity than the deed buyer, R&A Remodeling LLC, so the ownership chain behind the project is not settled by the public record alone. Initial cost on the filing is $0, so no construction budget is on record.
What’s next
