Buyer Filed 10-Story Building 534 Days After $8M Village Deed

A 2,345 SF lot with a five-story walk-up is headed for 21,286 SF of new construction, and the old building is already coming down.

The buyer of 86 University Place in Greenwich Village paid $8 million on March 26, 2025, and 534 days later filed with the Department of Buildings to replace the five-story building on the lot with a 10-story, 7-unit mixed-use tower, per ACRIS and DOB NOW.

Why it matters

The seller was Gould 86 University Place LLC, the buyer was 86 UP LLC, and the deed was recorded March 31, 2025. The buyer’s address in ACRIS is 27 East 20th Street, and the owner on the DOB filing is 27E20 LLC. No record we found names the people behind either company, so we do not name a developer. The same day as the deed, 86 UP LLC signed a $5.5 million mortgage to FCR DC JV Holdings LLC, about 69% of the price.

The numbers

City planning data lists the lot at 2,345 SF, with a five-story, 6,816 SF building built in 1900 and zoned C1-7. The demolition came first: a full-demolition filing was made April 17, 2026, 387 days after the deed, and shows Approved. The new-building filing followed on Sept. 11, 2026, for 10 stories, 7 dwelling units and 21,286 SF of floor area. That is about 9 times the existing floor area. Structural, plumbing and mechanical filings were added Sept. 15 to 18, and all are in plan examiner review.

What’s next

Watch for DOB plan approval and a construction financing recording against the lot. The $5.5 million loan was sized to the land purchase, not to a 21,286 SF building. Developers and lenders tracking small Village sites can compare it with other New York market filings.
