American Landmark buys a 214-unit Palm Beach County rental complex

A value-add operator keeps buying existing Florida rentals, a quieter counterpoint to the market's oversupply anxiety.

American Landmark has acquired Savona Grand, a 214-unit apartment community at 7132 Colony Club Drive in unincorporated Palm Beach County between Boynton Beach and Lake Worth Beach. The buy is the firm’s fourth South Florida property and its 21st in Florida. American Landmark did not disclose the price or whether it took a mortgage.

Why it matters

While the headlines fixate on new supply flooding the Sun Belt, established operators are quietly buying the existing stock, and American Landmark is one of the busiest. Picking up a 2003-vintage, 214-unit community is a value-add play: buy a stabilized asset, invest in units and amenities, and push rents rather than take construction and lease-up risk on a ground-up build. In a market nervous about oversupply, that a repeat buyer keeps concentrating in South Florida is a vote of confidence in the region’s rental demand, not the towers competing for renters downtown.

For developers and builders, the read is about where capital is comfortable right now. It is flowing toward finished, cash-flowing rentals with a clear renovation path, not toward speculative new starts. Scale matters here too. At 21 Florida communities, American Landmark can spread management and renovation costs across a portfolio, an edge merchant builders delivering single new projects do not have. Deals like this set the pricing floor for older suburban rentals across Palm Beach County.

The numbers

Savona Grand holds 214 one-, two- and three-bedroom units, was completed in 2003 and includes a pool, fitness center, clubhouse and basketball and tennis courts. For context, Greystar sold the same complex to Southstar in 2019 for $47.8 million, or about $223,000 per unit. The acquisition lifts American Landmark to four South Florida communities and 21 statewide.
