SS Allegro LLC, the buyer of the Bay Ridge hotel at 8315 Fourth Avenue for $13.85M, filed with the Department of Buildings on Sept. 29 to add 10 hotel rooms. That is 1,012 days after the deed, which is dated Dec. 22, 2023. The building operates as the Best Western Gregory.

For a NYC lender or hotel broker, the filing shows a buyer sitting on a hotel for nearly three years before spending on more keys.

Why it matters

Small-format hotel owners in outer-borough neighborhoods rarely show their hand early. The record here is a slow, cheap add-on: the DOB NOW filing converts first-floor spaces into 10 additional hotel rooms. The job description says all work is interior, with no change to egress, footprint or bulk.

The ACRIS deed lists SS Allegro LLC, with a Great Neck address, and Jai Sai Group, LLC as buyers. The seller was Gregory Hotel Holdings, Inc., with the same Fourth Avenue address. The filing names Best Western Gregory as the owner business.

  • Cost: $379,050 stated initial cost, about $37,905 per added room.
  • Gap: 1,012 days from deed date to filing date.

The filing was made by Gerald J. Caliendo Architects of Briarwood, Queens, and is a standard plan examination under the 1968 building code.

What’s next

The job has not yet been assigned to a plan examiner, so no approval exists. Permits, if issued, would show up on the DOB NOW record. Watch whether SS Allegro LLC or its operator refinances or lists the property after the added rooms are approved, since a mortgage would appear in ACRIS under the same lot, block 6018 lot 1.
