Brenner Development Group has broken ground on Briskel Pointe, a 20-unit townhome community on roughly 2.44 acres in the Boca Harbour neighborhood of East Boca Raton, according to Behind the Hedges. The Boca Raton-based developer priced the project from about $1.5 million, with units ranging from 1,825 to 3,270 square feet, and reported roughly 40 percent of the residences sold before vertical construction began.
Why it matters
This is small-lot luxury infill in a market where builders keep saying there is nothing left to buy. The site at 6800 North Federal Highway was a motel property, and getting to 20 residential units required the city to change its Future Land Use designation from Commercial to Residential Medium and rezone from Motel-Business to Multi-family Residential, a process that ran through the Planning and Zoning Board in June 2025 under Case No. UC-23-02. For builders scouting South Florida for the next small parcel, this is the playbook: an underused commercial site near the Intracoastal, converted through entitlement rather than found vacant. A 40 percent pre-sale rate before vertical work started is a for-sale demand signal from a builder without the brand recognition of the market’s larger names.

The plat and site plan authorized 20 residential units, structured as 16 units across eight two-story duplex buildings and one four-unit townhouse building, plus abandonment of portions of the Appleby Street right-of-way to consolidate the parcel. Units start above $1.5 million and range from 1,825 to 3,270 square feet across three floor plans. Each includes a private garden, pool, fenced yard and two-car garage. Behind the Hedges reported completion is expected by late summer 2027.
What’s next
Vertical construction is underway with roughly a year to completion. Brenner Development Group’s Boca Raton pipeline also includes The Reve, a separate downtown Boca townhome project, giving the builder two active for-sale communities in the same submarket at once. Watch whether the pre-sale pace holds through delivery, a real test of whether East Boca buyers keep paying up for new construction on infill sites this small.
