Building Block Realty Pulls $61M Permit for Edgewater Tower

A vacant Edgewater assemblage just got a $61 million vertical permit, the first hard construction milestone on the site the county's tax roll still lists as empty land.

The City of Miami issued a $61.2 million building permit on July 22 for 3055 NE 4th Ave in Edgewater, a 0.74-acre site that Miami-Dade’s tax roll still lists as vacant commercial land with no buildings on record. Permit BD24027768001B001 covers 194,066 square feet of new construction, and a Property Appraiser parcel query shows the owner as Metro Tower II LLC, care of Building Block Realty, the Miami development and investment firm known as BBR. Building Block Realty is also the contractor of record on the permit.

BBR has been advancing a project on this site since at least April 2024, when it filed plans with the city’s Urban Development Review Board for a 28-story mixed-use tower designed by Burgos Lanza & Associates, rising 320 feet to the roof slab and mixing apartments, hotel rooms, office space and ground-floor retail across 349,193 square feet.

Why it matters

For general contractors and subs pricing Edgewater work, this permit turns a filed plan into a biddable job with a dated construction value attached to it. The site has sat as raw land through the entitlement process, so a $61 million vertical permit is the first hard construction milestone the county’s own records show for this parcel. The permitted 194,066 square feet is smaller than the 349,193 square feet described in BBR’s 2024 filing, consistent with a phased or shell permit rather than a single filing covering the whole finished building, so more permits should follow as the job proceeds.

The numbers

The $61,244,580 declared value on 194,066 permitted square feet works out to roughly $315 per square foot. The parcel is 32,175 square feet, about 0.74 acres. Permit BD24027768001B001 was issued July 22 by the City of Miami Building Department, with Building Block Realty LLC as contractor of record.
