Bushwick Buyer Files 20-Unit Tower 114 Days After $6M Deed

Records show $28.5M in mortgages, a sister 60-unit filing that predates the deed, and a DOB owner of record who is a named individual.

A buyer paid $6.0 million for two Bushwick lots on June 1 and filed a 7-story, 20-unit new building at 60 Menahan Street on September 23, 114 days later. The city’s Department of Buildings names an individual, Jerome Zwick, as owner of record on the job, and a second, larger filing next door pre-dates the sale.

Why it matters

Grove Menahan BK LLC bought 60 Menahan St. and 111 Grove St. from 115-117 Grove St LLC in a single deed, ACRIS document 2026060200855001. The city’s tax-lot data shows a 5,000-square-foot lot at 60 Menahan with no building and a 9,000-square-foot lot at 111 Grove with a 2-story building, both zoned R6. The DOB NOW filing lists 23,262 square feet of floor area, and the plan examiner review is under way. The speed is the signal: a deed-to-filing gap of under four months means the design was largely done at closing.

The numbers

The $6.0M price works out to $300,000 per unit if you count only the 20 units at 60 Menahan, but the deed covers both lots. The sister filing at 111 Grove, job B01391270-I1, proposes 6 stories and 60 units on 44,475 square feet and was filed May 6, 26 days before the deed date. Across both jobs that is 80 units, or $75,000 per unit of land. The lender paid for more than the dirt: three mortgages recorded June 16 to S3 RE Menahan Grove Funding LLC total $28.5M, $21.55M plus $4.75M plus $2.2M, against both lots. The prior transfer on 111 Grove, in March 2024, carried no price, and 2013 deeds on the two lots recorded $470,000 and $810,000. The buyer’s ACRIS address is 183 Wilson St., Suite 133, Brooklyn. The same owner name appears on Brooklyn filings at 584 Gates Ave. and 2795 Fulton St.

What’s next

Watch for the 60 Menahan job to clear plan review and for a permit on the 60-unit 111 Grove job, which is further along.
