Core Scientific's $14B AMD Deal Picks Texas, Oklahoma, Georgia

The company's own SEC filing breaks the megawatts out by site, a figure the trade coverage did not carry, and shows where gigawatt-scale AI construction is actually landing.

Core Scientific will build 530 megawatts of AMD-anchored AI data center capacity across five campuses in Texas, Oklahoma, Alabama and Georgia under a 15-year agreement disclosed alongside its second-quarter earnings on July 28. The deal carries more than $14 billion in potential base contracted revenue, and it gives AMD room to expand the relationship toward 2.5 gigawatts of leasable capacity, nearly five times the initial commitment.

Why it matters

None of the five sites sits in a constrained gateway market. Developers and GCs chasing gigawatt-scale AI work should read the site list as a map: Texas, Oklahoma, Alabama and Georgia are where power interconnection moves fast enough to underwrite a 15-year offtake, while grid-constrained coastal metros keep losing this category of build to states with available capacity and friendlier siting politics. The deal also lifts Core Scientific’s total leased AI capacity to approximately 1.1 gigawatts, representing more than $24 billion in potential contracted revenue across its full customer book, according to the company’s own SEC filing.

The numbers

Core Scientific’s SEC-filed investor presentation breaks the 530 MW down by campus: Pecos, Texas at about 185 MW, Dalton, Georgia at about 120 MW, Hunt, Texas at about 110 MW, Muskogee, Oklahoma at about 82 MW, and Auburn, Alabama at about 32 MW. That per-site detail did not appear in the trade write-up covering the announcement. Run the arithmetic on the company’s own figures and the AMD contract works out to roughly $1.76 million of contracted revenue per megawatt per year over the 15-year term.

What’s next

Delivery is staggered by site, per the same investor presentation. Pecos and Auburn are slated for first-half 2027, Dalton and Muskogee follow in the second half of 2027, and Hunt County, Texas does not come online until the first half of 2028, with the full 530 MW in service by the end of 2028. AMD’s option to reserve additional capacity toward the 2.5-gigawatt ceiling gives it a window to expand within these same four states before it would need to look elsewhere, a signal worth tracking for anyone bidding national data center construction work.
