Dania Beach Stirling Road industrial park sells for $57M

A Stirling Road industrial park near Fort Lauderdale-Hollywood International Airport changed hands Oct. 5, and the Broward clerk’s deeds put the price at about $57 million across three parcels in Dania Beach.

The deeds convey the land from Bre Jupiter Southeast Fl LLC to Fort Lauderdale 2201-2363 Properties Bk7 LLC. The record does not name the principals behind either entity. Bisnow reported the same day that Blackstone’s industrial arm, Link Logistics, sold the park to BKM Capital Partners and Kayne Anderson Real Estate. The deeds themselves do not confirm that link.

Why it matters

Infill warehouse space close to the airport and Port Everglades is among the scarcest industrial product in South Florida. Buyers are paying for location and in-place leasing, since little comparable land remains to build on.

Bisnow described the park as seven buildings, about 210,000 square feet, being rebranded Stirling Landing. It lists the address as Fort Lauderdale, while the deeds place the parcels in Dania Beach.

The numbers

Each deed carries its own price and lot size, per the Broward Property Appraiser:

• 2301-2363 Stirling Rd: $32.6M, warehousing, 316,700 sf lot, about $103 per lot sf.
• 2201-2217 Stirling Rd: $15.8M, warehouse distribution, 131,490 sf lot, about $120 per lot sf.
• 2381-2385 Stirling Rd: $8.5M, flex warehouse, 133,826 sf lot, about $64 per lot sf.

The three lots total roughly 582,000 sf of land. Against the 210,000 sf of buildings Bisnow reported, $57M works out to about $271 per building sf, our calculation.

What’s next

Rebranding signals a repositioning play. Watch for new Broward permits and leasing announcements at the park, and for any clerk filing that names the buyer’s principals.
