Dezer Development’s Bentley Residences has climbed to roughly 13 stories at 18401 Collins Avenue in Sunny Isles Beach, putting visible steel behind a tower that sold on a rendering and a car elevator. The 62-story, 716-foot building topped out its foundation late last year and has been adding floors since, per Florida YIMBY, which has tracked the job since groundbreaking.

Why it matters

Bentley Residences pre-sold heavily on novelty engineering: in-unit “sky garages” that lower owners’ cars into their living rooms via a patented elevator system, a first for a Bentley-branded building. That kind of story sells at the table when the building is a hole in the ground. It gets tested once cranes are actually pouring floors, especially with South Florida luxury condo starts stalling elsewhere this year. Thirteen stories of a 62-story tower is real, checkable progress, and it gives agents something better than a sales deck: a jobsite they can point a buyer to. It also matters that Miami-Dade’s own tax roll has not caught up. The county still carries the parcel as vacant commercial land for 2026, meaning the assessed value on file reflects dirt, not a rising tower, a reminder that public records lag construction by a full assessment cycle even on a high-profile site.

The numbers

The 216-unit building is designed by Sieger Suarez Architects in collaboration with Bentley Motors, with Coastal Construction as general contractor. Miami-Dade’s 2026 property tax roll values the 2.37-acre oceanfront site at $103.5 million, up from $89.7 million in 2025, a 15.4 percent jump in land value alone even before any building assessment is applied. The county’s own classification code for the folio, 1081, still reads “vacant land, commercial,” with zero recorded floors and zero building area, underscoring that the valuation increase is pure land appreciation on a stretch of oceanfront in Miami, not a reflection of the tower now rising on it. Dezer is targeting a 2028 completion.

What’s next

The pace so far, roughly one floor every five to six working days based on progress trade press has logged since midyear, would put the building somewhere past the 20-story mark by year end if it holds. That cadence, not the presale numbers, is now the metric worth tracking. Sky garages and a Todd English restaurant are only a story until the structure that has to hold them is finished, and Sunny Isles Beach agents will have a much easier time selling the next 200 units off a skyline photo than off a rendering.
