Four DFW data center filings total $1.17B in 10 days

Four data center filings in Lancaster, Fort Worth and Westlake carry $1.168B in registered or permit value, and none names an operating company.

Four data center filings landed on Texas and Fort Worth records in about ten days, and together they declare $1,168,000,000 of construction. None of the four names an operating company. The owners of record are three single-purpose LLCs and partnerships.

Why it matters

The largest filing is DFW02B in Lancaster, Dallas County. The state registration lists a $540,000,000 estimated cost for a two-story office and data center building, registered Oct. 5, 2026, with Corgan as the design firm. The owner of record is SI DFW02CAMPUS LLC, with a Denver address. The registration does not name an operating company, and we did not confirm one from a record, so we do not attach a brand to it.

In Fort Worth, Tarrant County, permit PB26-13452 was filed Sept. 25 for a one-story, 156,866-square-foot data center with an attached administration area at 14460 Heritage Pkwy, on 24.8413 acres. The declared value is $500,000,000 and the owner of record is ADL Development LP. The permit status is incomplete submittal, so this is an application, not an approved build. The record does not identify who will operate the building.

In Westlake, Tarrant County, two registrations were filed Oct. 2 for the Circle T Ranch DAL130 campus: a 224,152-square-foot data center at $83,000,000 and an auxiliary water building at $45,000,000. The owner is Circle T Owner LP, with a Dallas address, and Ci Design is the designer. The filings do not disclose who is behind the partnership.

For construction and development readers, the pattern is the point. Data center buildings were filed in three Dallas-Fort Worth cities within 10 days, and the owner of record is a single-purpose entity in every case. Subs and suppliers chasing this work need the record number before a company name.

Our tally of the four is $1,168,000,000. The Westlake campus alone carries $128,000,000 across its two filings. The Fort Worth figure is the least firm of the set: it sits on an unreviewed application, and a declared value can change before a permit issues.

Watch the Fort Worth permit for movement past incomplete submittal, and the state registration database for further phases on the Lancaster and Westlake sites.
