DKMS Takes 15,000 SF at 115 Broadway in FiDi Office Move
DKMS signed for the 14th floor of 115 Broadway, moving a few blocks from its current Fulton Street office into a complex that has leased more than 100,000 square feet this year.

DKMS, the international nonprofit that matches blood cancer and blood disorder patients with bone marrow donors, signed a lease for 15,000 square feet across the 14th floor of 115 Broadway in the Financial District. The move takes the group a few blocks from its current office at 40 Fulton Street into Trinity Centre, the Gothic-style complex that 115 Broadway shares with 111 Broadway. CBRE’s Laurence Briody represented DKMS. Colliers’ Aidan Campbell, Michael Joseph and JP Howard represented ownership, Capital Properties and Madison International Realty. Lease term and asking rent were not disclosed.
Why it matters
A full-floor relocation by an established nonprofit is a vote of confidence in Financial District Class B space at a moment landlords there are still working through post-pandemic vacancy. Trinity Centre’s owners finished a tenant amenity center in August and have prebuilt suites coming, the kind of capital spending that tends to follow when leasing already has momentum rather than precede it. The deal also lands the same week as a smaller, unrelated signing one door over at 111 Broadway, where MAG Partners took 4,066 square feet on the seventh floor after leaving Global Holdings’ 1250 Broadway, a sign brokers are actively working both buildings in tandem.
The numbers
DKMS’s new space runs 15,000 square feet on 115 Broadway’s 14th floor. Financial District Class B asking rents averaged $51.91 per square foot in the third quarter of 2026, per Colliers, though neither this deal nor the 111 Broadway signing disclosed actual terms against that benchmark. Trinity Centre has logged more than 100,000 square feet across 16 leases so far this year. The complex itself carries a $122.7 million loan from Madison International Realty, originated in March 2020 against the combined 111-115 Broadway property, a financing structure that predates and now underwrites this round of leasing.
What’s next
Brokers on both sides, including CBRE and the Kaufman Organization, did not respond to requests for comment on terms. Watch whether Trinity Centre’s prebuilt suites pull in additional signings before year end, and whether DKMS’s departure opens Fulton Street space worth tracking in New York leasing coverage.
