Endeavor closes $210M fund with Austin and Dallas among targets

Endeavor Real Estate Group, the Austin-based investment and development firm, has closed Endeavor GP Fund I at $210 million, oversubscribed, Institutional Real Estate, Inc. reported Oct. 20. The fund targets commercial real estate in Austin, Charlotte, Dallas, Nashville and Salt Lake City, with a particular focus on Texas.

Why it matters

The fund gives Endeavor its own pool of equity to commit to deals, rather than raising capital one project at a time. IREI reported the firm expects the fund to support more than $3 billion in total capitalization once leverage and co-investment are added. This year Endeavor has also been the subject of a lawsuit from community groups challenging the City of Austin’s terms on its $5B Dog’s Head project, and it financed The Lucille in Uptown Dallas.

The numbers

The fund’s SEC Form D, filed April 17, 2026, lists Endeavor GP Fund I, LP as a pooled investment fund based in Austin. It reported a first sale on April 1, 2026 and $94,764,770 sold to 3 investors at filing, with no fixed offering cap. The $210 million close reported in October is more than double the April figure. Five metros are named as targets, two of them in Texas.

What’s next

Endeavor has not named acquisitions tied to the fund or said how much it plans to place in Texas versus its other three markets. In the Austin metro, any purchase would show up first in Travis County Clerk deed records or as a change of owner on the county appraisal rolls.
