Extell Pays $65M for 110 E 55th St, Files Full Demolition in 31 Days

The deed, a JPMorgan loan agreement spanning five Midtown East lots, and the demolition filing all trace to the same few weeks.

Extell Development has filed to fully demolish 110 East 55th Street in Midtown East 31 days after the deed to the building was dated, according to DOB NOW, and the ACRIS deed shows the buyer paid $65 million.

Why it matters

The buyer on the deed is 110 E 55 LLC, which took title from Park 55 Assets LLC for $65,000,000. The deed is dated July 31, 2026 and the open-data record shows it recorded Aug. 17. DOB job M01452199-I1, a Full Demolition, was filed Aug. 31 with Extell Development as owner. That is 31 days after the deed date and 14 days after recording. The job describes demolishing a 19-story structure from within. The records do not say what Extell plans to build, and we are not guessing.

The numbers

Same-day financing is the second signal. An ACRIS agreement with JPMorgan Chase Bank, dated July 31, is for $286,763,593.51. It lists five tax lots: 110 East 55th Street, 405 and 407 Park Avenue, 165 East 56th Street and 57 East 55th Street. The named parties are 110 E 55 LLC plus separate LLCs for 165 East 56th, 57 East 55th and 407 Park Avenue. A second agreement for $40,500,000 covers the same lots. A separate assignment moved a security interest on 110 East 55th Street from Dynamic Duo 55th LLC to JPMorgan. Three of the five lots sit on block 1309, which the loan documents group together. We have not matched the other LLCs to Extell on a filing, so we cannot say Extell owns them.

Watch the DOB job, which sits in Objections, for a response and approval. Watch ACRIS and DOB NOW for a new-building application on lot 66 or any filing on the neighboring lots named in the loan. For developers and lenders, a demolition filing that follows a purchase this closely, funded by a loan that spans several parcels, is the pattern worth tracking.
