FRP buys 24 acres in Southwest Ranches for a 300K sq ft park

Western Broward has land, power and a port drive. The scarce thing is entitled industrial dirt, and FRP just bought some.

FRP Development Corp has acquired a 24-acre site at the intersection of Sheridan Street and SW 202nd Avenue in Southwest Ranches and plans to build Logistics Center at Southwest Ranches, a Class A park that will hold more than 300,000 square feet. Groundbreaking is expected later this year, with completion targeted for 2028. For general contractors and industrial subs in Broward County, this is a pipeline entry with a date on it.

Why it matters

Western Broward is where South Florida industrial demand goes when it cannot find land east of the turnpike. The tri-county consumer base has not stopped growing, but the supply of assembled, developable industrial acreage inside the market has, which is why a 24-acre infill-adjacent parcel is a real event rather than a routine land trade. FRP Development Corp is the development arm of FRP Holdings, a publicly traded owner and developer, so this is institutional capital committing to speculative Broward industrial at a point in the cycle when a lot of sponsors are waiting.

The site-selection logic is the drive time, not the dirt. The location is positioned for Port Everglades, PortMiami, Miami International Airport, Fort Lauderdale-Hollywood International Airport and the Florida East Coast Railway’s intermodal network, which is the full set of nodes a regional distribution tenant prices.

The numbers

The specification is a modern big-box sheet: 36-foot clear heights, dock-high loading, trailer parking, deep truck courts and flexible configurations aimed at logistics, manufacturing and regional distribution users. More than 300,000 square feet on 24 acres works out to roughly 29 percent site coverage, which is deliberately low and buys the trailer storage and court depth that the tenants in this size range now insist on.

FRP is not new to the market. The company completed a 200,000 square foot infill logistics warehouse in Delray Beach and has an active Florida development program, so the Southwest Ranches park extends an existing playbook rather than testing one.

What’s next

The near-term signal for contractors is the site work package: a groundbreaking “later this year” against a 2028 completion implies a long horizontal phase, and western Broward sites of this size typically carry meaningful drainage and fill scope. Watch for the general contractor award and the first permits to surface. Residential is competing for the same western Broward land, with South Florida permit authorizations running 1,860 units a month on a trailing-12-month basis in May 2026, up 37.1 percent year over year.
