Gomez Platero draws four towers on a site Genting still owns

Two outlets covered the rendering. Neither named the owner. The folio does, and it also shows the $1.2 billion sale never happened.

Uruguayan firm Gomez Platero has published a four-tower scheme called Miami Bay Towers for the former Miami Herald headquarters site on Biscayne Bay, with 709 residences, 300 hotel rooms, a spa, restaurants, a marina and a commercial promenade running toward Perez Art Museum Miami. Neither the architect nor the outlets covering the renderings named an applicant. The Miami-Dade Property Appraiser does. Folio 01-3231-075-0010, 1 Herald Plaza, is owned by Resorts World Miami LLC, the Genting Group entity that has held the land since 2014.

Why it matters

Coverage has repeated that the parcel traded for $1.2 billion in 2023. The record does not support it. The only conveyance on the folio is a Dec. 31, 2014 instrument from Bayfront 2011 Property LLC to Resorts World Miami LLC for no consideration, and the $1.225 billion contract from the Terra-led Smart City Miami group was called off in June 2023 after Genting refused an extension. So this is not a new owner resetting the program. It is the incumbent landowner, whose casino ambition was never authorized, testing a residential and hotel program on the same dirt.

That distinction matters to anyone underwriting bayfront land in Edgewater and the Omni district. A $1.2 billion trade that never closed is not a comp, and a rendering from an owner with a fourteen-year holding period signals patience, not urgency.

The numbers

Gomez Platero publishes a site area of 22,890 square meters and 326,094 square meters of total built area. The appraiser lists the Herald lot at 246,390 square feet, which is 22,890 square meters to the meter. The scheme covers that single folio, not the roughly 13.9 acres Resorts World Miami LLC owns across three parcels, adding 273,106 square feet at 425 NE 13th Street and 85,853 square feet at 1401 Biscayne Boulevard. Three towers carry 177 residences each; the fourth carries 158 residences, eight penthouses and the hotel. Units run 150 to 800 square meters. The 2026 land value on the Herald folio is $184.8 million, or exactly $750 per square foot.

What’s next

The architect lists status as “Concept & Schematic Design,” which is not an application and not an approval. The nearest hard filing is the FAA determination issued in September 2025 for towers near 650 feet here. Watch for a City of Miami submittal that finally names the applicant, and whether it covers one folio or the full assemblage. More South Florida coverage.
