Google quadruples its Brickell office as Page and Brin buy Miami

One lease is a tech company taking more space. A lease plus $239 million of founder real estate is a relocation with a balance sheet behind it.

Google has expanded its Miami office from about 10,000 square feet to roughly 45,000 at 1450 Brickell Avenue, more than quadrupling a footprint it first opened in the city about a decade ago. Bloomberg reported the lease, signed in spring 2026, citing two people familiar with it; Google declined to comment.

Why it matters

A single tech lease is not a market. What makes this one worth a developer’s attention is what sits next to it on the same balance sheet.

Alphabet co-founder Larry Page has spent roughly $188 million on Coconut Grove homes over the past year, including a $101.5 million waterfront compound. Sergey Brin paid $51 million in March for a waterfront Miami Beach house previously owned by former LVMH executive Michael Burke. That is about $239 million of personal capital committed to South Florida residential by two men who still control the company that just quadrupled its office here.

Corporate relocations get announced and then quietly unwind. Founders buying $100 million houses do not unwind. For anyone underwriting Brickell office, Grove single-family or Miami Beach waterfront, the second fact is the more durable one, and it is the reason to treat this lease as a leading indicator rather than a one-off expansion.

The numbers

The added space is roughly 35,000 square feet. To size that against the market we actually track: on July 18 we reported three separate Miami office leases totaling 54,300 square feet, Amcor’s 33,800 at the Southeast Financial Center, Quadel’s 13,500 at the Security Building and Brevan Howard’s roughly 7,000 in Coconut Grove. Google’s expansion alone is about two-thirds of that three-tenant week, in one deal, from one tenant.

The residential side is the larger number by an order of magnitude. Page and Brin’s $239 million of disclosed Miami-area buying is roughly five times what a 45,000 square foot Brickell lease would cost over a full ten-year term at prevailing Class A rates. Neither founder holds an executive role at Google; both remain Alphabet board members and controlling shareholders, and their combined wealth is about $573 billion on the Bloomberg Billionaires Index.

Rent, term and landlord were not disclosed.

What’s next

The question for Brickell landlords is whether this is a headquarters function or an outpost that grew. A 45,000 square foot floor plate holds a few hundred people, which is real but is not a second campus, and Google has not said what teams are moving. Watch for a follow-on lease in the next four quarters, which is the tell that separates a satellite from a relocation.

The second thing to watch is pricing pressure on the Grove and Miami Beach waterfront, where two buyers just set comps at $101.5 million and $51 million in a market that today passed New York on cost of living. Miami office and capital-markets coverage runs on our South Florida hub.
