The Granada Theater and its attached restaurant, Sundown at Granada, on Lower Greenville Avenue in Dallas have been sold to Bathhouse, a New York-founded wellness brand, with the music venue booking shows only through April 17, 2027. Owners Mike Schoder and Julia Garton confirmed the sale to D Magazine on Oct. 30, corroborated by NBC DFW and the Dallas Observer. Neither outlet reported a sale price.

Why it matters

Schoder and Garton bought the Granada in 2004 and ran it for 22 years, with Sundown open since 2012. They told D Magazine they turned down multiple developers before selling to Bathhouse, co-founded by Travis Talmadge, because they believed the wellness brand would keep live music in the building rather than convert it to another use entirely. “I’m going to keep the facade. I’m going to keep the marquee,” Talmadge told D Magazine of his plans for the building. The sale adds to a run of departures on Lower Greenville, where Blue Goose Cantina’s location closed in 2023, according to NBC DFW.

The numbers

Sundown’s final day of regular service is Nov. 1, 2026, with private events booked through Dec. 31. The Granada Theater continues hosting shows through April 17, 2027, before closing for conversion. Bathhouse, founded in 2019, is also planning expansions into Philadelphia, Los Angeles and Chicago, according to NBC DFW. No sale price has been disclosed by either party, and no recorded deed transfer has been cited in reporting so far.

What’s next

Talmadge told the Dallas Morning News the exterior will stay unchanged and the building will reopen as a Bathhouse in mid-2028, NBC DFW reported. That leaves the site closed for about a year during the conversion, and the facade commitment is the buyer’s own pledge. Watch Dallas County deed records for the actual transfer filing, which would set the first verified sale price for the property, part of the same Dallas-Fort Worth retail and adaptive-reuse pattern tracked across the Lower Greenville strip.
