Groves Hospitality lands $10.6M loan for Home2 Suites in Loxahatchee
An 81-key extended-stay box west of the turnpike. The tempting read is data-center labor housing. The record says otherwise.
Groves Hospitality LLC, a Parkland-based entity, has a $10.58 million Popular Bank construction loan and a town-approved site plan for an 81-room Home2 Suites by Hilton at 15370 Tangerine Drive in Loxahatchee. The 2.24-acre pad sits inside the Groves Town Center planned unit development at the northeast corner of Southern Boulevard and B Road. Florida YIMBY reported the project on July 26. One correction worth making up front: this is a Town of Loxahatchee Groves entitlement, not a Palm Beach County one, and the distinction matters to anyone who assumed the county controls what gets built out there.
Why it matters
Extended-stay is the lodging product that tracks construction payrolls rather than tourism. It is where contract labor, commissioning crews and vendor techs sleep for weeks at a stretch, so an 81-key extended-stay box west of the turnpike reads as a wager on multi-year jobsite activity in a submarket with almost no existing rooms.
The tempting conclusion is that this is the labor-housing tail of the western Palm Beach County power corridor. Our read, and we are labeling it as our read rather than a finding from any filing, is that the record does not support it. Council approvals date to January and February 2025, well before the county denied the $2.6 billion Project Tango data center a few miles away on July 16. This hotel was underwritten against the Groves Town Center retail and office program. Compute is the forward option, not the origin story.
The numbers
Three stories, 81 rooms, just over 41,000 square feet on 2.24 acres, with George White Architect designing. The site traded for $1.9 million in 2025 before the loan closed, and the debt alone pencils to roughly $131,000 per key. Town council cleared the master plan modification 3-2 on January 7, 2025, swapping out a long-stalled 128-bed assisted living facility, then took up Resolution 2025-06 for the site plan on February 4. We could not reach the Palm Beach County Property Appraiser record, so the parcel control number and owner of record remain unconfirmed here.
What’s next
The bid package is already at GC-awarded, subcontractor-bidding stage, which puts the job past design and into buyout rather than entitlement limbo. Watch for the vertical permit, and watch whether a second extended-stay flag files west of the turnpike. One hotel is a retail-driven amenity. Two would mean somebody is underwriting the labor, and that would change the land math across South Florida’s western edge.
