Hallandale Beach draws a wave of new development
Wedged between Miami and Fort Lauderdale, the small Broward city has become a spillover magnet for South Florida capital.
Hallandale Beach, a small Broward city wedged between Miami and Fort Lauderdale, has become one of South Florida’s busiest development frontiers, with condo, rental, hotel and office projects moving through its pipeline at once. Developers point to the same forces: buyers priced out of Miami-Dade and Palm Beach, a central location on the coastal corridor, and a city government seen as more willing to approve density than its neighbors.
Why it matters. The activity shows how South Florida’s growth is spilling into secondary markets as land in the core gets scarce and expensive. For developers and capital chasing the region, Hallandale offers a cheaper basis with access to the same demand pool — the pattern that has driven this cycle’s development push up and down Broward.
The numbers. Among the active projects: Giuseppe Iadisernia’s Oasis Hallandale, a 500-unit tower complex at 1000 East Hallandale Boulevard with $197 million in financing and its west tower 75% sold; the Residences at Shell Bay from PPG Development and Witkoff, 108 units plus a 60-room hotel backed by a $273 million loan and due in 2027; and 13th Floor Investments’ Parks at Hallandale, a 398-unit project estimated at $89 million. Kadima Developers is advancing the 121-condo Seven Park Residences and, with Persea Ventures, the 278-unit Greenzone after a $31.1 million land buy.
What’s next. Several projects are slated to deliver between summer 2026 and 2028, testing how much new supply the submarket can absorb. “It still has a few years of discovery, but it already started, and it’s hard to stop,” said Asher Abadi of Four West Developers, whose $85 million Square Hallandale office project is 66% reserved. For developers weighing where to plant capital next, Hallandale is a live example of South Florida’s demand pushing outward.
