Two new commercial building permits for speculative warehouses were filed on Sept. 8, 2026 at 18344 FM 156 in Fort Worth. Both name HRUS Alliance LLC as owner, and both are in plan review. Together they cover 391,922 sq ft with no tenant named in either record.

Why it matters

Speculative means the buildings are planned without a signed user. The permits describe “Blue Mound Industrial Park” Building 1 and Building 5 on one lot in the Northlink Logistics Center, so this is a phased park, not a single box. For Dallas-Fort Worth builders and trade contractors, two permits filed the same day put a two-building package into plan review at once.

The permit names only a property LLC. The Texas Comptroller lists HRUS Alliance LLC as a Delaware entity with a Boston mailing address, managed by TAR CPF OP, LLC. Neither record links it to an operating developer brand, so we do not name one. The Comptroller also shows the entity’s right to transact business in Texas as forfeited and no Secretary of State registration, which is a status to watch, not a finding about the project.

The numbers

Permit PB26-12731 (Building 1) declares $18,294,270 for a 229,398 sq ft warehouse, about $79.75 per sq ft. Permit PB26-12735 (Building 5) declares $13,902,004 for 162,524 sq ft, about $85.54 per sq ft. Each building is counted once.

Combined, that is $32,196,274 over 391,922 sq ft, or roughly $82.15 per sq ft. Declared permit values are applicant estimates and typically exclude land and some site work, so they are not total project cost. For a related Fort Worth filing, see the Rogers Road office permit.

What’s next

Both permits remain in plan review, and no approval date is shown. Buildings 2 through 4 are not in the records we checked, so the park’s full size is unknown. We will watch the City of Fort Worth permit system for the remaining buildings and for any tenant announcement.
