Reports put Anthropic’s new cloud-compute agreement with Nvidia-backed Lambda at $35 billion, but the number Hut 8 has actually put in front of the SEC is $19.6 billion, and that is the one a developer can build a model around. Bloomberg reported August 31 that Lambda will supply Anthropic with AI compute drawn from a Texas site Nvidia leases from Hut 8, an infrastructure company headquartered in Miami. That site is Beacon Point, a roughly 521-acre campus in Nueces County, near Corpus Christi, where two 15-year leases already total 704 megawatts of committed IT capacity and $19.6 billion in base-term contract value, both confirmed in Hut 8’s own SEC filings and its July 20 press release.

Why it matters

The Lambda-Anthropic figure is a compute-services number between two private companies, not a real estate contract, and it has not appeared in any Hut 8 filing. What has appeared, filed and priced, is the landlord side: a triple-net lease structure with a 3% annual escalator and renewal options that could push the campus toward $50.2 billion over its full potential life. For developers watching where AI campus demand actually lands, the lesson is that the site, land assembly, and utility interconnection get contracted years before the end compute customer’s name becomes public. Nueces County, not a coastal tech hub, is where this capital committed first, a pattern worth tracking against other national sites competing for the same hyperscale tenants.

The numbers

Hut 8’s SEC filing shows Beacon Point DC LLC, its financing subsidiary, closed $4.25 billion in senior secured notes on June 9, 2026, at a fixed 6.129% coupon maturing in 2042, arranged through J.P. Morgan Securities as representative of the initial purchasers. Proceeds fund six data halls totaling 352 megawatts of critical IT capacity plus an on-site substation. A second, matching 352-megawatt lease brought the campus total to 704 megawatts against a planned 1-gigawatt build via an AEP Texas interconnection. CEO Asher Genoot called the tenant’s decision to double its commitment “the strongest validation an asset can receive.”

What’s next

Energization is targeted for early 2027 with data hall delivery following in 2028, the construction window developers should watch for permitting, labor, and grid-capacity ripple effects across the Gulf Coast corridor. Hut 8 has not filed anything naming Lambda or Anthropic as parties; until it does, the $35 billion figure describes the compute contract sitting on top of this site, not the site itself.
