IMC Equity Group has filed for administrative site plan review on the first phase of Northside Town Station II, a 280-unit apartment building planned across three West Little River parcels next to the Northside Shopping Center and within walking distance of the Northside Metrorail station, according to Miami-Dade filing records reported by Florida YIMBY on August 8.
Why it matters
The filing lands five months after IMC closed a $54 million construction loan on the original Northside Town Station, a 244-unit building on the same shopping center site. Phase I of the sequel alone already tops that unit count, and it is moving through Miami-Dade’s administrative track rather than a hearing before the county commission. That is the operating lesson for smaller South Florida owners: a parcel close enough to a Metrorail station can skip a public hearing and go straight to staff review, which is why the filing needs no parking variance either, the county waives the requirement for sites this close to transit. IMC already controls the land, so it is running that playbook on its own dead mall parking one phase at a time instead of taking a single project through zoning once.
The numbers
The Phase I building rises up to five stories along NW 79th Street, stepping down to two and three stories elsewhere on the roughly 16-acre site, with just over 16,000 square feet of ground-floor retail and restaurant space folded in. IMC’s design team lists Realization Architects, Betancourt Engineering & Consulting and Witkin Hults + Partners. A second phase, conceptually planned at roughly 277 more units, would bring the two-building total on the Miami parcel to around 557 apartments, more than double the 244-unit original tower a few blocks north.
What’s next
Because the review is administrative, there is no commission hearing date to track, staff sign-off is the next milestone, followed by a building permit filing once the site plan clears. Developers working smaller West Little River and Little Haiti parcels near the same Metrorail line should note the parking waiver as the template: proximity to the station, not unit count, is what moved this filing off the hearing calendar.
