Julian Johnston Exits Corcoran for ONE Sotheby's, Takes $400M Listings

Julian Johnston has left Corcoran for ONE Sotheby’s International Realty, taking a career book of more than $10 billion in sales and over $400 million in active listings to a Miami Beach waterfront and ultra-luxury practice that RealTrends Verified ranked the No. 1 medium team in Miami Beach by 2025 volume.

Why it matters

A move of this size is a recruiting data point, not just a personnel note. When a producer with $400 million in active listings changes firms, that inventory, and the seller relationships behind it, moves with him, and other brokerages’ pitch decks now have to account for where that book landed. For agents watching the Miami Beach ultra-luxury tier, the signal is about which platform is winning share of the segment’s top producers, since listing inventory and marketing muscle follow the agents who carry it, not the brokerage logo alone. It also tests whether Miami waterfront sellers care more about the individual broker’s book than the firm behind the sign.

The numbers

Johnston’s team posted $327.59 million in 2025 sales volume on 42.3 transaction sides, according to RealTrends Verified, which ranked the team No. 1 among medium teams in Miami Beach, No. 3 in Florida, and No. 16 nationally. HousingWire and The Real Deal, both citing a ONE Sotheby’s announcement, put his career sales total above $10 billion and his active listing book at more than $400 million, concentrated in Miami Beach waterfront and ultra-luxury estates.

What’s next

Johnston will work out of ONE Sotheby’s Miami Beach office, continuing to serve clients from Golden Beach to Coral Gables. The open question for the brokerage is retention, whether the sellers behind that $400 million in listings re-list with Johnston at his new firm when contracts come up for renewal, and for competitors, whether Corcoran responds with its own recruiting push in the same tier.
