JVP starts 110K SF office building at Frisco's The Mix

A new office start at the former Wade Park site signals continued momentum for suburban Dallas development despite a soft national office market.

JVP Development began construction on a 110,000-square-foot Class A office building at The Mix, its $3 billion mixed-use development in Frisco, Texas. The building sits at 7725 Lebanon Road, at the corner of Parkwood Boulevard, with Arcadis as architect and AECOM Hunt as general contractor. JVP broke ground on the broader project — on the site of the failed Wade Park development — in January 2025. Completion is targeted for summer 2027, with JLL’s T.D. Briggs and Blake Shipley handling leasing.

Why it matters. New speculative office starts have been rare nationally as vacancy stays elevated and financing remains tight. A ground-up office launch in suburban Dallas reflects the durability of the region’s job and population growth, which has kept North Texas among the country’s most active development markets while coastal metros stall.

The numbers. The office building is one piece of a much larger program at the former Wade Park site, where JVP has an additional 110,000 square feet of retail and 635 multifamily units under construction. Plans for The Mix call for two hotels, more than 20 food and beverage options, corporate and boutique office space, and a nine-acre activated central park. The first three acres of that park are already under construction.

What’s next. With the office building underway and leasing launched, attention turns to whether JVP can pre-lease the space ahead of its 2027 delivery. The broader project continues to build out in phases, adding to a suburban Dallas development pipeline that has defied the national office slowdown.
