K Group Holdings, Compass Relaunch One Metropica Sales in Sunrise

Compass takes over marketing the final residences at the 28-story tower as the wider 50-acre Metropica site restarts after a pandemic-era stall.

K Group Holdings has hired two Compass agents, Miltiadis Kastanis and Bobby Auerbach, to sell the final 25 residences at One Metropica in Sunrise and to consult on the next phase of the long-delayed Metropica master plan. The 28-story tower is 90 percent sold, and the new team takes over marketing on the remaining units as the wider 50-acre site restarts after a pandemic-era stall.

Why it matters

For agents and brokers, the handoff is a direct signal: Compass now controls who sells the last inventory at One Metropica, at what price and on what timeline, in a submarket, West Broward near Sawgrass Mills and the Florida Panthers’ Amerant Bank Arena, that has drawn little brokerage attention until now. Kastanis said he was drawn to the site because of its location and the arena-area improvements that guarantee foot traffic. “The groundwork has already been paved,” he said. For developers, the relaunch is a read on Broward condo absorption: K Group Holdings, led by CEO Joseph Kavana, is betting the market has caught up to a tower that was designed before the pandemic reshaped the site plan.

The numbers

One Metropica, at 1800 Northwest 136th Avenue, opened in 2020 with 263 residences including six two-story penthouses. Of those, 25 developer-owned units remain, including five penthouses. Kavana priced the standard units at $600,000 to $800,000 and the penthouses at $1.2 million to $2 million. The wider master plan calls for 3,300 residential units, two hotels, 650,000 square feet of office space and 485,000 square feet of retail across the 50-acre site, according to Kavana. Infrastructure work has already started on the next 20-acre phase, planned for 1,300 more units, two hotels, a 200,000-square-foot office building and 180,000 square feet of retail.

What’s next

Kavana said site work and infrastructure on the next phase are due to finish in the second quarter of 2027, a milestone he expects will trigger the entire development. The relaunch lands amid a broader push in West Broward: Broward County proposed a mixed-use development around the Amerant Bank Arena this month, and the Sunrise City Commission approved GL Homes’ 294-unit Radius at Sawgrass project on August 12. AmDev will track pricing and absorption on One Metropica’s remaining units as a gauge for the South Florida condo market heading into 2027.
