LaGuardia Associates sells Queens lot 1640-25 in a $72M deed
The deed was signed Sept. 10 and recorded Oct. 2, 22 days later.
LaGuardia Associates, L.P. has sold Queens block 1640, lot 25 to PH LGA Hotel LLC for $72,000,000, according to a deed recorded Oct. 2 in the City Register.
Why it matters
For hotel and airport-corridor developers, a $72M trade near LaGuardia is a fresh price point on a lot where the buyer’s own entity name carries the word “hotel.” The deed itself does not describe the use, key count or operator, so those figures are not in this report. Press coverage has linked the sale to an airport-area hotel, but we could not tie any brand to the deed from the record, so we name only the parties it lists.
The signed date is Sept. 10, 2026. The recording date is Oct. 2, 22 days later. Anyone underwriting comparables in the corridor should treat Sept. 10 as the pricing date.
The numbers
The deed is document 2026093000475001, CRFN 2026000281119, for $72,000,000. The seller is LaGuardia Associates, L.P. and the buyer is PH LGA Hotel LLC.
We pulled the lot’s earlier history from the city’s open ACRIS mirror, which is current only through the end of August. It shows no earlier deed on this lot in the dataset, so we cannot say what the seller paid. It does show debt: a $50,000,000 mortgage recorded March 12, 2007, and a December 2023 package recorded Jan. 2, 2024 that includes mortgages of $7,134,693.21 and $2,540,416.77 plus an agreement for $57,365,306.79. We do not know whether any of that debt was paid off at this sale, because no satisfaction appears in the data we checked.
Without a key count or square footage from a record, a price per key or per square foot cannot be computed.
What’s next
Watch ACRIS for a new mortgage from the buyer, which would show how the $72M was financed, and for satisfactions on the older loans.
