Power-management and AI-infrastructure supplier Lite-On will invest $919 million to build out a manufacturing campus in McKinney, north of Dallas, taking more than 650,000 square feet of existing industrial space and adding 600 jobs.

Why it matters

This is the physical tail of the AI boom, and it is landing in North Texas. The data-center buildout runs on power systems and infrastructure hardware, and suppliers are onshoring capacity near cheap power, room to grow, and a manufacturing labor base. For industrial developers, the read is on site selection: large-format, power-ready space in Sun Belt manufacturing hubs is drawing nine-figure corporate commitments, and McKinney is establishing itself as a magnet for high-tech employers. Deals of this size also reset land and rent expectations across a submarket and pull suppliers and vendors in behind the anchor.

The numbers

Lite-On is taking more than 650,000 square feet at the Core5 Logistics Center, a newly developed industrial park, and plans capital improvements before hiring and starting operations. City and economic-development officials framed the investment as broadening McKinney’s high-tech employer base and long-term tax base. The company describes itself as a provider of power-management and AI-infrastructure solutions; the specific product mix for the site was not detailed.
