Madeira Ave townhomes in Coral Gables flip for $5.6M, up $1.4M

A four-townhome building at 343 Madeira Ave in Coral Gables sold for $5.6M, $1.4M above the seller's March 2025 price, or 33% in about 18 months.

Madeira Townhomes LLC bought a four-unit building at 343 Madeira Ave in March 2025 for $4.2M and sold it about 18 months later for $5.6M, a $1.4M paper gain of 33%. The deed to buyer Haus Madeira LLC was recorded Sept. 23, 2026.

Why it matters

The seller did not build anything in between. The county shows no change to the 2010 improvements, so the whole gain came from the market and the repricing of small Gables multifamily. For developers, that is a clean read on what a 2010-built four-pack is worth: about $1.4M per townhome, or roughly $411 per heated square foot.

The buyer paid $620 per square foot of land on a 9,028 sq ft lot zoned MF2, multifamily medium density. Whether Haus Madeira holds the income or eyes the lot is not on the record. We could not find a public filing naming Haus Madeira LLC’s principals, so we are not guessing at a plan.

The numbers

  • Price: $5.6M, recorded Sept. 23, 2026 (CFN 2026 R 651296, OR 35502/2637).
  • Prior sale: $4.2M on March 19, 2025, with $25,200 in documentary stamps, qualified by the appraiser.
  • Earlier chain: $2.55M in August 2019 and $2.714M in February 2017, so the March 2025 price was itself a 65% jump over the 2019 trade.
  • Building: four townhomes built in 2010, 13,636 heated sq ft, 12 bedrooms and 12 baths.
  • Assessment: $3.44M for 2026, about 61% of the sale price, which sets up a reassessment gap for the new owner.

A LoopNet listing for 343-349 Madeira Ave reportedly marketed the building at a 4.95% cap rate. We could not open the listing, so we have not confirmed that figure.

What’s next

Watch for a mortgage recording against the folio, which would show the buyer’s leverage and lender. A reassessment toward the sale price would raise the tax bill and pressure yield on a stabilized hold.

Developers should also watch for a pattern: if neighboring four-packs trade at similar per-unit prices, land value in Central Gables is being set by the buildings, not the other way around. More coverage of the market is in South Florida.
