WeatherTech founder David MacNeil paid a recorded $36 million for another oceanfront estate in Manalapan, the deed recorded July 20, pushing one billionaire’s quiet assembly of the barrier island to roughly $136 million.

Why it matters

For agents and land brokers, Manalapan is the clearest read on where the ultra-prime buyer is going, and the answer is up the coast from Palm Beach into a town of a few hundred homes. MacNeil’s latest, a 1.9-acre ocean-to-lake property at 1920 South Ocean Boulevard once owned by Billy Joel, sits inside a compound he has spent years building. He is not alone: in June, MacNeil and Oracle’s Larry Ellison split a $67 million Manalapan site between them. When two names at that level are buying and dividing lots on the same street, they are betting the town’s scarcity value keeps compounding.

The tell is that they are buying into weakness elsewhere. The typical Miami-metro home is worth about $475,622 and down 2.9% on the year, so the money at the very top is land-banking through a correction the broad market is still feeling. Scarcity at the top and softness in the middle is the defining split of this South Florida cycle.

The numbers

The same week’s Miami trophy trade shows the pattern holding down south: telecom founder Meinrad Spenger paid $18.9 million for a newly built roughly 10,000-square-foot house on nearly an acre in Ponce-Davis. New construction, immediate close, no discount. At the top, product and location still clear at full price.

What’s next
