$4.05M buyer files 2-unit conversion on W. 44th St 11 days after deed
A $4.05M deed dated Sept. 25 became a DOB NOW filing on Oct. 6, 11 days later, to turn a 3-story Midtown West building into 2 dwelling units.
A buyer that closed on a three-story building at 341 West 44th Street for $4.05M filed to convert it into two dwelling units 11 days later. The deed, between the seller and 341 West 44th Street Realty Group LLC, is dated Sept. 25 and was recorded Oct. 1, per the City Register. DOB NOW job M01458864-I1, an Alteration CO, was filed Oct. 6.
Why it matters
The filing came five days after the deed hit the public record, which means the conversion plan was drawn before closing. The filer of record is Sotir Associates, and the owner line names an individual rather than the LLC that took title. The buyer entity is a single-purpose LLC, so the record does not show who is behind it beyond that owner line.
The seller, Buddha’s Light Cultural Center, paid $8.98M for the building in a deed dated March 26, 2015. It sold for 54.9% less after about 11 and a half years.
The numbers
- Deed: $4,050,000, dated Sept. 25, 2026, recorded Oct. 1 (ACRIS).
- Prior deed: $8,980,000, dated March 26, 2015 (ACRIS).
- DOB NOW filing: 3 stories, 0 existing and 2 proposed dwelling units, 9,520 sq ft of construction floor area, stated cost of about $898K (DOB NOW).
- Status on Oct. 7: Plan Examiner Review, standard plan examination, general construction work only.
What’s next
The job sits in plan review, so no permit has issued. Watch whether the filing is amended, since a general-construction-only scope with no structural or plumbing work is a narrow description for a move from zero to two homes.
