The owner of a commercial condominium unit at 760 Madison Avenue sold it for $23M, about $1.4M more than it paid 21 months earlier, according to deeds filed with the city.

Why it matters

The two deeds give a clean before and after on one Madison Avenue commercial unit. The seller, 760 Madison LLC, took title in a deed dated Dec. 18, 2024 and recorded Jan. 2, 2025. It conveyed the unit in a deed dated Sept. 17, 2026 and recorded Sept. 30. The difference is 6.3% over the hold, before any carrying costs, which the deeds do not show. The buyer is Madison Avenue Enterprises LLC.

The city register lists no mortgage against the unit in either direction, so the record shows no recorded debt on this trade. A New York comparison point nearby is the 841 Madison retail condo trade.

The numbers

The 2026 deed carries a $23M price for 100% of the interest. The 2024 deed, from 752 Development Fee LLC, carried $21,639,900. A condominium declaration for the building was recorded in November 2024, a month before the earlier deed. The seller’s address on the new deed is in Columbus, Ohio, and the buyer’s is in New York.

Our figure: $1,360,100 separates the two deed prices. Neither deed is a valuation, and the price paid is not a profit figure.

What’s next

The record does not show the unit’s tenant, rent or intended use, and we found no Department of Buildings filing against the lot. A later lease, mortgage or alteration filing would show what the buyer plans. We will update this page if a filing posts.
