MBA Development Partners Pitches 700K SF Deerfield Beach City Center

MBA Development Partners of Florida has filed plans for a 700,000-square-foot mixed-use project called Deerfield Beach City Center on a 3.75-acre site at 1045 FAU Research Park Blvd, the second large-scale mixed-use pitch in that Broward submarket in two weeks. Deerfield Beach’s Planning and Zoning Board reviewed the proposal on Sept. 3, according to Florida YIMBY.

Why it matters

Two large mixed-use filings in the same South Florida submarket inside 14 days, this one and JBL Asset Management’s 736-unit Rivertowne Square redevelopment a few blocks away, is a live test of how far Deerfield Beach will stretch its zoning appetite. Both need a rezoning to move, and the city’s answer on this one will tell developers and general contractors watching the corridor whether the market is actually open for towers of this scale or whether one filing is about to get squeezed out by the other.

The numbers

The plan calls for three buildings up to 15 stories, totaling close to 700,000 square feet of new construction. The residential component is 150 units, with 30, or 20 percent, reserved as affordable. Commercial space includes a 120-key hotel with its own restaurants and event space, 132,500 square feet of office, and 1,050 square feet of retail, plus 533 parking spaces. Gallo Herbert Architects designed the project. The site is currently zoned community facilities and would need to become a planned development district.

What’s next

The Planning and Zoning Board’s Sept. 3 session was a review, not a final vote. The rezoning from community facilities to a planned development district, which the project needs before it can advance to site plan approval, has not yet gone before the city commission. No general contractor has been named and no construction timeline has been disclosed, leaving the award still open at this stage. A builder tracking Broward entitlements should watch the commission’s rezoning calendar next, since that vote is the gate before any bid package moves.
