MDH Partners pays $40.1M for Sunrise industrial in Sawgrass corridor
The deed has not posted yet, but the county's own building record fixes the price per square foot the trade item did not give readers.
Atlanta-based MDH Partners has paid $40.1 million for an industrial building at 710-790 International Parkway in Sunrise, taking a position in Broward County’s Sawgrass corridor while national warehouse deliveries slow. The seller is LIT Industrial LP, an affiliate of Clarion Partners that has owned the property since 2013. The Broward County Property Appraiser’s parcel record for the folio still lists LIT Industrial as owner, since a deed reflecting the sale has not yet posted to the county roll. The price and MDH’s ownership rest on the trade report that broke the deal; the building and the seller’s identity check out against the county file.
Why it matters
A national institutional buyer still writing an eight figure check for Broward industrial, even as national warehouse construction pulls back, sets a fresh basis for anyone underwriting product along the Sawgrass corridor. That basis only becomes usable once it is priced per square foot, which neither the trade item nor the county roll does on its own.
The numbers
The Broward County Property Appraiser lists the building, carried in county records as Sawgrass Distribution Center, at 132,180 square feet on a 390,698 square foot site zoned I-1 light industrial. At $40.1 million, that prices the deal at about $303 a square foot of building. The same folio last changed hands in 2013, when LIT Industrial bought it for $12,521,000, or roughly $95 a square foot, a qualified sale per the appraiser’s own verification code. MDH’s basis is 3.2 times what its seller paid 13 years earlier. Broward’s industrial vacancy rate stood at 6.2 percent in the second quarter of 2026, with average asking rents of $17.58 a square foot, per the trade report.
What’s next
The deed has not recorded, so the $40.1 million figure and MDH’s ownership are confirmed only by the single trade account, not yet by the county file.
