Medley-Area 4-Acre Industrial Site Sells for $15M to Unnamed Buyer

A 4.14-acre industrial lot at 5000 NW 72nd Ave sold for $15M to an LLC formed June 23. The seller paid $12.15M in 2023.

A 4.14-acre industrial lot at 5000 NW 72nd Ave, in unincorporated Miami-Dade near Medley, changed hands for $15 million in late September, and the buyer is an LLC that did not exist until three months before closing.

The Miami-Dade clerk recorded the deed (CFN 2026 R 650631, Official Records Book 35502, Page 863) around Sept. 22. Seller 5000 NW 72nd Ave V1 LLC conveyed the site to Juliao Miami LLC. We found no press coverage, listing or broker announcement for the trade.

Why it matters

Heavy-industrial land close to Medley and the airport corridor is the scarce input for South Florida’s warehouse and truck-yard economy, and this trade prices it at about $83 per square foot of land. The seller also made a quick return: it paid $12.15 million in March 2023 and sold for $2.85 million more, roughly 23% in three and a half years, without adding buildings.

The buyer is the open question. Florida corporate records show Juliao Miami LLC was filed June 23, 2026, with one manager and a Doral address, no federal EIN on file and no annual report yet. That is a purchasing vehicle, and the record does not say who stands behind it or what it plans to build. We are not attributing a plan to anyone.

The numbers

The appraiser lists the lot at 180,455 square feet, zoned industrial heavy manufacturing, classed “automotive or marine.” The only structure is a 1,268-square-foot, one-story office built in 1976, plus fencing, asphalt paving and light standards from the 1970s. In other words, this is a land deal.

The 2026 assessment is $9.12 million, of which $9.02 million is land. The $15 million price is about 64% above that figure, a gap that is normal for Miami-Dade, where assessments trail market trades. The seller’s mailing address on the appraiser roll is in Brooklyn, New York. The 2023 deed carried $72,900 in documentary stamps, which matches the $12.15 million price.

What’s next

The appraiser’s page still showed the seller as owner when we pulled it, so the 2026 sale had not been posted to the sales history yet. Watch for the new owner of record, any site plan or demolition filing at 5000 NW 72nd Ave, and whether the buyer entity files an annual report that names additional members.
