Miami-Dade's Biggest Single-Family Permits: $3M on N Bayshore Dr

Nine new single-family permits cleared in Miami-Dade since Sept. 12. The biggest, a $3.0M home at 12488 N Bayshore Dr, leads the list.

The biggest new single-family permit on our wire since Sept. 12 is a $3.0M home at 12488 N Bayshore Dr in Miami-Dade, issued Sept. 24. The owner is IPE Development 03 Spe Azurita, the contractor is Structura LLC, and the permit lists 11,230 square feet.

Behind it, two more homes were permitted at $2.8M, and nine new single-family permits in all cleared in the window.

Why it matters

For builders, the permit tape shows who is building at the top of the market: spec entities and owner-builders, mostly in the $2M to $3M range. Homes permitted now sit on lots bought months ago.

Our permit wire only covers Miami-Dade County and the City of Miami, so Broward and Palm Beach single-family permits are not in this count.

  4. 8130 SW 47th Ave, $2.5M, Alexander Aleco Azqueta Le, Biscayne Builders (2026071627)
  5. 5801 SW 108th St, $2.1M, Ian S O’Flaherty, owner-builder (2026071871)
  6. 9625 Broadview Ter, $2.0M, Brittany Riemer, owner-builder (2026074428)

Three more landed at $2.0M: 1453-1571 NW 4th Ter (Grand Palms II), 7535 SW 55th Ave and 9450 SW 112th St. That makes nine in the window, all in Miami-Dade.
