Hawkins Way Bought a New School Dorm at $51.5M, Borrowed $40.5M
The sale price was reported. The capital stack was not. The recorded mortgage puts $879 per sq ft of basis on 79 cents of day-one debt, and the 1990 deed that set the seller's basis carries no price at all.
Hawkins Way Capital bought The New School’s Loeb Hall at 131-135 East 12th Street for $51,500,000 and financed $40,500,000 of it on the same day. The deed and the mortgage share an August 17 document date and were recorded together on August 25. Emigrant Bank is the lender named in the mortgage. The debt covers 78.6% of the price, leaving roughly $11,000,000 of equity against a 58,578 sq ft building off Union Square.
Why it matters
The sale price was the part that got reported. The capital stack is the part that tells you whether this repeats. Day-one leverage near 79% on a vacated dormitory, from a balance-sheet lender rather than a debt fund, says the financing market will underwrite institutional student housing in Manhattan at close to a stabilized advance rate. That is the condition that turns university real estate into a pipeline instead of a one-off. Universities hold large, fully exempt, structurally sound buildings on small lots, and this one is the template: 16 floors, 200 residential units, 3,400 sq ft of ground-floor retail, already zoned C6-2A. The numbers
The deed transferred 100% of Block 558, Lot 37. At 58,578 sq ft the price works out to $879 per sq ft, and the mortgage alone is $691 per sq ft. Against the 268 beds Commercial Observer reported, the price is $192,164 per bed. The lot carried a $6,991,650 total assessed value that was fully exempt under institutional ownership.
The basis behind it stays hidden. The New School, recorded as New School Social Rsrch, took title by deed recorded June 27, 1990 from 131 East 12th St Corp, and that deed states no consideration. Thirty-six years of gain, and the public record does not price the entry.
What’s next
Watch the Buildings Department. Nothing has been filed by the new ownership entity yet, and the last jobs on the building are The New School’s own $400,000 facade repair from May 2025 and a sidewalk shed. Commercial Observer reported the buyer plans renovation and a repositioning under its Found Study platform, with Värde Partners as joint venture partner. Until a filing lands, that is a plan. Loeb Hall has already come off the university’s housing page, which now lists three halls. Francisco Pineda, an executive vice president at The New School, said the sale lets the university “redirect resources toward the priorities that matter most.”
