Oak Row Equities Launches Preleasing at Neo Edgewater in Miami
Oak Row Equities began preleasing its 399-unit Neo Edgewater tower in Edgewater, testing absorption in a submarket already thick with new deliveries.
Oak Row Equities has opened preleasing at Neo Edgewater, its 41-story, 399-unit rental tower at 2600 Biscayne Boulevard, with first move-ins set for October 2026. The building is the residential piece of a larger mixed-use project that Oak Row broke ground on in 2024 with a $181 million Bank OZK construction loan.

Nearly 400 new units are about to hit an Edgewater submarket that has already absorbed a wave of towers over the past few years. How fast Oak Row fills Neo Edgewater between October and year-end is the leasing-velocity read that developers underwriting the next site nearby will price off. A slow lease-up pressures concessions across every competing building within a few blocks. A fast one signals the submarket still has room, and that matters more here than the unit count alone, because Oak Row is leasing into its own shadow: the project’s roughly 205,000 square feet of office and retail still has space to fill too, so the residential absorption rate effectively sets the clock for the commercial leasing pitch as well.

Neo Edgewater spans 399 units from about 500 to 1,700 square feet, running studio through three-bedroom layouts. Amenities include a 30,000-square-foot Equinox, among the largest attached to a Miami rental building. Arquitectonica designed the tower and Bozzuto has the exclusive residential leasing mandate. The project financed construction with a $181 million loan from Bank OZK, closed in March 2024, then one of the larger mixed-use construction loans in Miami that year. Neither Oak Row nor Bozzuto has published asking rents.

Watch how quickly units come off the market between the October preleasing push and the first move-ins. Bozzuto’s early concession structure, if any leaks through broker channels, will be the first real signal on where Oak Row is pricing against Edgewater’s existing supply. The roughly 205,000 square feet of office and retail in the same project remains the other open leasing question, and a strong residential absorption number gives Oak Row leverage to hold firmer on commercial asking rates rather than discount to fill space.
