Bank of America, N.A. now holds a $60 million mortgage on One World Trade Center that Macquarie PF Inc. wrote less than two years ago. The city register shows Macquarie assigning its position to the bank and Durst Broadcasting LLC signing a $60,000,000 mortgage consolidation with it, all dated Sept. 15, 2026 and recorded Sept. 30.

Why it matters

The borrower is Durst Broadcasting LLC, which lists its address c/o Royal Realty Corp. at 1155 Avenue of the Americas, a Durst Organization address. The lender swap matters more than the dollar figure. The principal did not grow. The bank took over a loan the Durst side already carried, which is a refinancing-style move on the best-known address in lower Manhattan, not new borrowing.

The record does not state the reason, the rate or the term. Those terms are not in ACRIS, and we are not guessing at them.

The numbers

The original paper is on the same tax lot (Block 58, Lot 1). Durst Broadcasting LLC signed a $60,000,000 mortgage with Macquarie PF Inc. on Dec. 24, 2024, recorded Jan. 8, 2025, alongside a $60,000,000 assignment of leases and rents and a memorandum of lease with Tower 1 Rooftop Holdings LLC. The 2026 package is a lender assignment (Macquarie to Bank of America, N.A.), a consolidation at the same $60,000,000, and a third Macquarie and Durst Broadcasting document recorded in the same batch.

Macquarie’s 2025 loan and Bank of America’s 2026 consolidation are the same amount, which is why we read this as a takeout of an existing loan and not a second $60 million. The assignment’s link to the 2025 mortgage rests on matching borrower, lot, amount and date sequence.

What’s next

Watch for a satisfaction or release of the Macquarie paper and for any new assignment of leases and rents naming Bank of America. Either would show how the bank structured the position. More deal flow is tracked on our New York market page.
