Pinnacle Lands $41M to Build Senior Tower in Naranja
The financing shows how a deeply income-restricted senior deal still pencils in unincorporated Miami-Dade, next door to Pinnacle's last project.
Pinnacle Housing has closed $41 million in financing for Tropical Crossings, a 110-unit, eight-story senior rental building planned for the southeast corner of Southwest 250th Street and Southwest 137th Avenue in Naranja, an unincorporated pocket of south Miami-Dade. Every unit will be restricted to tenants 62 and older earning between 30 and 60 percent of area median income, among the deepest affordability bands a ground-up rental deal can carry. The Real Deal first reported the closing; Law360 independently confirmed the $41 million figure and closing timeline.
Why it matters
Deeply restricted senior housing is the hardest product type to finance right now: rents are capped by income formulas, not by what the market will bear, so every dollar of debt has to be sized against a fixed, modest cash flow. That Pinnacle got this across the finish line signals lenders still see 62-plus, 30-to-60-percent-AMI deals as bankable in Miami’s outer suburbs, where land costs are lower than the urban core but construction pricing is not. For developers and builders chasing similar sites in south Dade, this is a live data point on what still pencils.
The numbers
Tropical Crossings will hold 110 apartments, split between 39 studios and 71 one-bedroom units, inside an eight-story tower on a site of just under an acre. Florida YIMBY’s coverage of the original site plan filing put the parcel at 0.96 acres, with Anillo Toledo Lopez Architecture as designer and units running roughly 500 to 680 square feet, a compact footprint consistent with income-restricted senior product. The site sits beside Pinnacle at Tropical Pointe, the developer’s 215-unit affordable and workforce complex completed in 2024, making Tropical Crossings the second phase of a single-developer corridor in Naranja.

Neither source disclosed a construction start date or general contractor, and we found no active Miami-Dade building permit tied to the address in our own wire as of this writing.
