Ponce Bank leads $80.7M loan on Gold Stone's 30-story Brooklyn tower

Ponce Bank recorded $165.8M in three Brooklyn and Queens mortgages in 17 days, led by $80.7M for a 158-unit tower at 245 Duffield Street.

Ponce Bank, N.A. is the lender on three mortgages totaling $165,785,412 that hit the Brooklyn and Queens records between Sept. 11 and Sept. 29, 2026. The largest, $80,693,632, backs the 30-story, 158-unit tower planned at 245 Duffield Street in Downtown Brooklyn, where the bank signed as administrative agent.

Why it matters

Ponce is a community bank, and it is writing construction-scale paper. For developers shopping loans in the $40M to $80M range, that is a lender worth a call. The agent role on the Duffield loan means it can bring in other lenders, a structure normally seen on larger deals.

The borrower, Everstone DU LLC, is tied to Gold Stone Management, which paid $31M for the site, per Pincus. Press reports name FBL Development as co-developer.

The numbers

  • 245 Duffield Street, Brooklyn (block 146, lot 2): $80,693,632, signed Sept. 11 and recorded Sept. 24. DOB NOW shows a New Building filing for 30 stories and 158 units, plus a full-demolition filing dated Sept. 22.
  • 350 Hicks Street, Cobble Hill (block 282, lot 50): $42,781,202 to Hicks St Cobble Hill LLC, recorded Sept. 29. Traded reports a $70M construction loan to Sunlight Development Group on the site. The recorded amount is lower, and we found no New Building filing on the lot.
  • 42-25 Queens Boulevard, Sunnyside (block 163, lot 37): $42,310,578, recorded Sept. 11. DOB NOW lists a New Building job at 43-42 43rd Street on the same lot, 8 stories and 125 units. The borrower is an LLC and the record does not name a sponsor.
