Prosper, Versluys Put Bugatti's Name on a 60-Story Brickell Tower
The hypercar maker's first U.S. branded condo tower lands on one of Brickell's last waterfront parcels.
Prosper Group and Belgium’s Versluys Group have unveiled Bugatti Residences Miami, putting the hypercar maker’s name on a 60-story tower planned for 75 SW Miami Avenue Road in Brickell, the brand’s first branded residential project in the United States. Brandon Haw Architecture is designing the building around a version of Bugatti’s automotive “C-line,” with interiors from Yabu Pushelberg.
Why it matters
Branded residences are how a builder prices a project above the rest of Brickell’s condo pipeline without adding square footage, and a hypercar brand with no prior U.S. residential footprint is a sharper bet than the hotel-branded towers already crowding the market. For developers watching the waterfront parcels still left along the Miami River, this deal shows a name license can carry a $650 million project on a site the joint venture assembled for a fraction of that. The numbers
The tower is planned for 60 stories with 183 residences, including four signature penthouses, and more than 300 feet of frontage on the Miami River. Prosper and Versluys closed the underlying land assemblage for $50 million, backing a project the partners have valued at roughly $650 million. Rhodium has been named the exclusive global residential operating partner. Sales are scheduled to launch in the first half of 2027.

Delivery is targeted for 2028. The next filings to watch are the site plan and building permit applications through Miami-Dade, which will confirm whether the unit count and penthouse configuration hold as the project moves from unveiling to construction documents.
