Rick Ross Joins EnSima's 670-Unit Miami Gardens Condo Project

A 670-unit condo priced from the $450,000s is a bet that stadium-adjacent Miami Gardens, not the coastal corridor, is where the next wave of SoFla buyers gets housed.

Rick Ross has joined EnSima Holdings and EnSima Technologies as a partner alongside founder Lior Suchard and co-founders David Shapiro, Ali Yesil and Shalom Arik Maimon, the companies announced July 28. The addition puts Ross behind EnSima Miami I, an 8-story, 670-unit condominium with 165,000 square feet of retail planned for Miami Gardens, about five minutes from Hard Rock Stadium.

Why it matters

For developers scouting South Florida condo sites, EnSima Miami I is a bet on Miami Gardens over the coastal corridor, and on entry-level pricing over ultra-luxury. One-bedroom units start around $450,000 and two-bedrooms around $580,000, well below the price points anchoring most current Miami condo announcements. Pairing a celebrity partner with proximity to Hard Rock Stadium is a site-selection signal for anyone watching South Florida: sponsors are testing whether stadium-district land, still cheaper than Miami Beach or Brickell, can support new luxury-adjacent construction sold to buyers priced out of the coastal core. If the gallery draws traffic, expect more sponsors to chase parcels near stadiums, arenas and other anchor venues in secondary Miami-Dade submarkets rather than bidding up scarce waterfront sites.

The numbers

EnSima Miami I totals 670 residential units across eight stories, with 165,000 square feet of retail on the ground floors. The July 28 release put units at roughly $593 per square foot on average. Outlet reporting on the released price sheet has one-bedrooms starting around $450,000, two-bedrooms around $580,000 and three-bedrooms around $770,000. Pininfarina, the Italian design house known for Ferrari, is handling product design and has developed a proprietary nanographene surface texture for the building with EnSima Technologies. TerraForm Development is executing construction using RENCO’s MCFR composite building system. The sales office is set to open in September 2026.

What’s next

With the sales office not opening until September, the near-term signal is the pricing and site itself, not a construction timeline; EnSima has not disclosed a start date for building. Developers holding land near Hard Rock Stadium and comparable Miami-Dade anchor sites should watch whether EnSima’s entry-level pricing draws buyer traffic once the gallery opens, since that will show whether a workforce-adjacent price point can clear at scale outside the traditional luxury corridor.
