Rieber Developments and Berca Development Group have moved Prime Square Doral into pre-construction at 7200 NW 102nd Avenue, a 3.25-acre site in Doral, with the commercial condo project already 60 percent sold before a shovel goes in the ground.

The numbers
The project totals 58,000 square feet across three buildings, split between roughly 40,000 square feet of retail and restaurant space and 18,000 square feet of office space. The tallest building rises three stories, and the site plan carries 224 parking spaces. PPK Architect designed the project, Vandrak Construction is the general contractor, and Fortune | Christie’s International Real Estate is handling sales.
What’s next
Construction is set to start in the first quarter of 2027, with completion targeted for the fourth quarter of 2028, pending final permitting. With 60 percent of the commercial condo units already committed, the remaining sales pace over the next several months will show whether the ownership model holds through construction or whether the developers lean on rent-backed office and retail buyers to close the gap before delivery.
